Tools
search_listings searches active NYC rental listings from StreetEasy,
LeaseBreak, NYBits, Reddit and building websites, plus lease takeovers posted
directly by tenants on Buzzedin. Filters include price, bedrooms, bathrooms,
square footage, neighborhoods and boroughs, move-in dates, transit commute time
to an address, distance to places (subway, grocery, a named store), amenities,
rent-stabilized buildings, and qualities such as natural light or quiet. It
returns up to 8 listings per page with an estimated deal score, how the rent
compares to the neighborhood median, key features and a link to each listing.
Clients that support MCP Apps show swipeable apartment cards; others get text
and structured results.
create_alert_link turns a search into a link to finish saving it as an
alert on buzzedin.com. It does not create an alert by itself: you sign in
on the website to confirm.
Both tools are read-only. They do not contact landlords, book viewings, submit rental applications, take payments or accept personal documents. Sublets are not included.
Accuracy and privacy
Inventory changes constantly, and no matches is a valid answer. Deal scores and listing details are estimates or come from the listing source, so confirm them on the listing page. Lease takeovers posted by tenants are not independently verified.
The server receives only the search filters the assistant sends, not your chat. It applies per-IP rate limits and keeps operational analytics. See the privacy policy and terms.
Support
buzzedin.com/support. If something fails, include the tool name and the approximate time, and never send credentials or personal documents.

From what the protocol is to installing your first server, these answers cover most first questions.
An open protocol that defines how AI applications connect to external tools and data in a uniform way. Clients talk to the model; MCP servers provide tools, resources and prompt templates. They exchange standard messages, so one server can be reused by many clients.
