工作原理

房产税模拟器

VLC estimee = Surface ponderee x Tarif ajuste x Coef. entretien
Base imposable = VLC x 50 %
TF estimee = Base imposable x Taux global TFB (REI)

• 加权面积：居住面积 + 舒适度折算面积
• 调整后费率：全国 VLC 费率 × DVF 当地房价 / 全国房价比率
• 维护系数：根据房产年限确定（0.90 至 1.15）
• TFB 税率：地方政府实际表决的税率（来源：REI DGFiP）

公证费模拟器

Frais = DMTO + Emoluments TTC + CSI + Debours

• DMTO：5.81%（二手房，标准税率）或 6.32%（2025 年上调税率）；0.71%（新房）
• 公证费：法定递减费率（3.87% → 0.799%）+ 20% 增值税
• CSI：房价的 0.10%（最低 15 EUR）
• 垫付款：约 1 200 EUR（估算）

所得税模拟器

Quotient familial = Revenu net imposable / Nombre de parts
IR brut = Bareme progressif applique au QF x Nombre de parts
IR net = IR brut - Decote (si applicable) + CEHR (si > 250k/500k)

2025 年税率表（2024 年收入）：0% / 11% / 30% / 41% / 45%

支持的补充收入：房产收入（简易税制 / 实际税制）、动产资本收入（统一定额预扣税 / 税率表）、微型 BIC（50%）、微型 BNC（34%）。

企业搜索

通过 DINUM 企业搜索 API 按 SIRET、SIREN 或名称搜索。返回法律形式、NAF、员工人数、负责人、地址，以及指向 KALI 的链接，用于查询适用的集体协议。

学校

代理访问 data.education.gouv.fr 的 Explore v2.1 API（法国国家教育名录，超过 68 000 所学校）。筛选条件：市镇、邮政编码、类型（小学 / 初中 / 高中）、性质（公立 / 私立）、名称。返回地址、联系方式、教学方向、服务（餐饮、寄宿、ULIS、SEGPA）、特色课程（欧洲、国际、体育、艺术）。

高中成绩（IVAL）

代理访问 DEPP 的 IVAL GT 和 Pro 数据集（data.education.gouv.fr）。并行查询 GT + Pro，并按增值从高到低排序。指标：高中毕业会考通过率、增值、从高二升至毕业班的升学率、荣誉称号比例、各年级学生人数。届次：2012-2024 年。
